Air-conditioned, Fridge, Freezer, TV antenna, and outdoor sink (great for cleaning and cooking fish!) furniture, some bedding, (couch,tables/chairs)- you can move in tomorrow- also includes an unassembled car port in the shed. Has own car parking space, room for a car and a boat/boat trailer. Great trail bike paths in the hills behind park. Fees are $1,800 per year (with the fees already paid in advance until November 2009) plus whatever electricity you use.
The van is a short walk to the Lake, shop, post office, bottle shop.
The park also has a childrens play ground, very attractive scenery, close to snow fields, safe, friendly park, close, (not too close), good shower, toilet facilities laundry, and friendly park managers.

Goughs Bay is a picturesque setting where Lake Eildon borders the park, a paradise of fishing, sailing, water skiing and swimming.
Seven boat ramps to cope with the ever changing lake levels and a boat ramp is currently operating, the water level here is the envy of all surrounding areas this side of the lake. This Northern side of the lake, has more days of sunshine than the southern side, ideal for holidays.
Various horse riding trails nearby. 4WD driving. Hiking. Only 45 minutes to MT Buller for skiing/snow boarding and 15 minutes to Mansfield. Balloon festival in March/April . Huge Craft market in Mansfield every Easter and Cup weekend. Many local attractions to visit.
Near NEW, COVERED PERGOLA 20' x 12' (Pergola cost around $4,000. Value of materials to build)
Pergola, contains, Large sink, table, chairs, carpet, door mat, lighting, shade screen and out the front, a shade tree and fire pot. Camp fires allowed in this park. Main feature of this covered pergola, has to be the relaxed, shady surroundings and views, you will not want to live indoors with this great asset.
ANNEX 9'x18' has pastel blue, easy to clean flooring, a semi shag carpet, three generous size windows with net curtains and Roman blinds for privacy and fly screen window and security door. Reverse cycle heating or cooling air conditioner, a sofa bed, sofa and two armchairs, seating for 8 in the annex. Four tables as one small dining table and three coffee tables around the walls, between the seating.
VAN,19' x 7' features a sofa bed at both ends, and L shape bench seats in the dinning section opposite the kitchen. Lots of under bench and bed storage space as well as a good size BI wardrobe and kitchen cupboards, Caravan fridge freezer combination, Gas stove, included oven, kitchen sink and wash bench, toaster and electric jug. Overhead cupboards at both ends and along both side walls stocked with basic cutlery, crockery etc for 8. Net curtains and Roman style fabric, blinds. Van is equipped with some cooking implements. Some bed linen including brand NEW never used, quilt cover and pillow cases, purchased to suit the analogous colour harmony colours in the van, of off white, cream, soft blue, mint green through to the green in the check gingham Roman blinds.
This van is in close proximity to the amenities building, Two light fitting covers are missing, I have one not connected and used as a decorative hat stand, that's the only fault I feel I need point out, this is a great, clean, dry, very presentable van, ideal for family holidays. Your annual fees would allow for holidays and weeken use, it is not a permanant living caravan park.
PARK FEATURES
Pet friendly park , dogs currently allowed off the lead by responsible, pick up after your pet owners of well mannered dogs. This is a great asset for a dog lover like me. :-).
Tiled amenities and laundry, lots of shade, Gas and wood operated BBQs., volley ball court, children's playground and cubby house, Milk Bar open 7 days a week, Ice, Gas, Takeaway, General Supplies, Public phone. Internet and mobile phone reception is possible with the aid of an antenna which can be purchased from Retrovision in nearby Mansfield.
Abundant bird and wildlife, and friendly new managers very experienced in business in the area and eager to assist. All prospective buyers will need to meet the manager David and be approved, this is to maintain a standard of good neighbors with in the park.

The Goughs Bay water is currently providing excellent recreation use, just a short walk from the van. A great way to have affordable family holidays and invest in a modestly priced due to our need to sell, van, with financial growth potential. The van is elevated, high up the slope from the waters edge, no possibility of flooding.
